Tenant Seeks Media Help with Mold Issue

Tenant Seeks Media Help with Mold IssueMold can be a very serious problem in homes and apartment buildings. It should not be taken lightly. Some Fort Myers property management companies are looking for ways on how to improve handling this growing problem. Recently, the owner of the south Fort Myers apartment complex admitted about having a mold issue in their apartment building.  Audubon Cove management told winknews.com that they’ve been battling mold in their units for many years.  Now they are looking at solving the said problem.

Residents were ecstatic that the units at Audubon Cove have been under construction.  Although, management of the apartment are no longer accepting calls from winknews.com, they are doing something to fix the problem. Winknews.com aired the story about the residents’ complaints on October 29th of this year.

One of the residents complained to the management about a mold problem inside her apartment. According to the tenant, she was afraid that her children would get sick because of the holes and the mold coming through the paint. According to the news, Kim and her three daughters lived previously in a condemned apartment. It experienced a fire this past May. She and her children then moved to another apartment full of mold.  Even though, the apartment has mold, the management has raised her rent $75 from $625 to $700 a month.

The resident was quoted as saying, “I’ve been calling them once or twice a week for about four months.  It’s in writing, in their office, my move in paperwork.”  She then called WINK News Call for Action to help her with her problem of getting the mold fixed. WINK News agreed to air her story.  After four months of phone calls, e-mails and certified letters, Audubon Cove management finally admitted that there was an issue with her unit. Genevieve Judge, a WINK News reporter asked Jeffrey Libert, the owner of Audubon Cove’s parent company in Massachusetts in an interview, “Is mold an issue at Audubon Cove in Fort Myers?” Libert said, “Yes it is.  It’s an issue and it’s an issue that we’re addressing as fast as we can.”

For a week, the Audubon Cove management put the tenant and her three daughters up in a hotel.  The management of her apartment paid for their room.  Catherine Hulsinger, property manager of Audubon Cove said in an interview when WINK News called for an update, “Due to the negative manner and light to which you betrayed the owners of properties, there will be no further interviews,”

If you are even in a situation like the tenant mentioned in this article, do as she did. Document the events, keep a paper trail backing up your claims, correspondence with the property manager, phone calls, emails, text, letters etc. Since the tenant had paperwork backing up her claims and took photos of mold in the apartment she was able to get results after going public. Now there are no signs of mold in their apartment and Kim is very happy for the results.

Fort Myers Locals Support Small BusinessesThe Thanksgiving holiday is not only known for its delicious turkey dinners but also for the biggest sales  events that retail as well as online stores offer to consumers. In this competitive market, people are urged to “buy locally” because supporting your own products will help revitalize communities, improve working conditions, and have a positive impact on the environment.

When it comes to eateries, many people still believe in the 100 mile diet and this idea is focused on eating only foods that are available within 100 miles from them. They do not travel to other places because they believe that by buying local food, they are able to reduce the impact on the environment by reducing the number of “food miles.”

With Fort Myers property management plan to increase the number of establishments in the area, it is easier for consumers to identify with local independent stores and restaurants. Jennifer Williams is a 30 year old entrepreneur who took a gamble when she opened Jennifer’s Boutique at the intersection of McGregor and Cypress Lake in south Fort Myers. Despite major changes in the industry, her business continues to go strong. According to Williams, “The way people shop has changed, there’s a lot more to choose from,” She added, “What we sell is quality and that’s something that really can’t be duplicated. We sell service. We have a lot of customers who want personal attention, want special gift wrapping.”

Williams reminisced the time when people would spend their money locally, when more small business owners like her were able to stay in business. She described their business as a “dying breed.” Small Business Saturday was created three years ago by American Express. The struggle of retail stores inspired American Express to put up Small Business Saturday. It focuses on independently owned stores.

In downtown Fort Myers, the area is surrounded by local shops and restaurants. And that’s why Kathy Simmons and her husband Gary decided to open their store, Charme, here recently. According to Simmons, “I get a sense from residents that they’re so proud that this is their beautiful town again and they come out to support us.”

The support of residents is very important to small businesses especially now in this day and age when computer has made everything convenient for consumers. At present, people can easily shop and dine in just a couple of mouse clicks. People can order food and other things that they needed at the comfort of their homes.

Universal Vacations’ Successful Journey in Managing Vacation PropertiesA British national has made his home in Fort Myers by managing vacation properties.  Mr. Gary Young would often take vacations in Southwest Florida.  He loved it here so much that he moved his life from the UK to the US. He moved in Sarasota FL back in 1999 and took a job at the Universal Vacations which expanded in Fort Myers.  However, when the company was sold in 2001, he used the business name and started his own company, being co-owners with his wife

Now, his company has become a one-stop shop for people who would like to vacation in the area.  The company assists customers in buying vacation homes, management of these properties and finding renters for the home.

The company has its headquarters in Fort Myers but also maintains branches in Sarasota/Bradenton, Naples and Fort Myers Beach.  The number of employees also increased as they now employ 20 full time employees and 20 subcontractors. A majority of the company’s profits from managing these vacation homes and through rentals though the company earns by selling homes. It was able to withstand the economic crunch by strengthening its efforts and beefing up advertisement on rental properties.  This is about 70% of the company’s profits.

The company’s customers are satisfied with the service that Universal Vacation provides. One of their customers, Mr. Richard Swan from England, is impressed with the company’s quick respond to concerns and keeping them updated with information. They have a total of 350 properties that are being managed from homeowners located outside the country.

When the company started to grow, Young had also moved his brother-in-law and sister-in-law from Britain to the US to be part of his company.  They are now trying to get a UK soccer team to train in the city which would also mean additional profit for the company. Mr. Young is hopeful that if they attract this soccer team to train in Fort Myers, this would also attract tourists from visiting the city.

As his business grows, Young is also able to apply for citizenship in three to four years’ time as he has already considered Fort Myers as his home.  This British native is thankful for the ongoing success of his business and the staff he has.  Though he may be from a different country, he has already considered the city as his home with the many years that he has spent living here.

Energy Efficient Cape Coral Housing Complex Creates SavingsIn most housing complex, both tenants and property owners and managers are finding ways of cutting costs and being able to create some savings.  This has been proven by one complex in Cape Coral where it has become efficient in energy and able to provide its low income renters with savings

The Coconut Cove is one of these complexes in Cape Coral.  It’s located at SE 8th Terrace and near the city hall.

One of the Cove’s tenants, Ms. Esmeralda Tapia, is now a resident at the complex with a unit to call her own.  She was previously living with her daughter for almost a year now.

Some of the energy efficient features of the housing complex are water efficient toilets and solar powered water heaters that save up to 80% in energy cost.   This has been one of the first green rental property found in Cape Coral.

The housing coordinator for the city, Ms. Amy Yearsley, has indicated that it’s the city’s first green rental property that does not only save on energy but is also affordable to tenants. She has also added that this housing complex was funded with $1.2 million in federal grant money.  The city has worked with the Florida Affordable Housing Choice Foundation to be able to create the right type of housing.

As the housing complex has become efficient in energy, it has also created lower rental fees and costs for the complex.

A proof if the complex is energy efficient would be when it has reached a LEED certification.  A platinum LEED certification is the highest confirmation that a building can get upon the economical use of energy.

This is the third building that is able to reach this environmentally friendly status as reported by Ms. Marcia Davis of the Fort Myers Housing Authority.  One is currently in Cape Coral while the other two family homes are in Fort Myers.

All tenants can confirm that their utilities from water to electricity have all gone down when residing in these buildings.  The usual costs for electricity would not reach $40.  With lower bills, the tenants have some extra funds on their hands which they can use for other miscellaneous expenses.

Former Hotel in South Fort Myers Changes into Home for the ElderlyIt’s through tough times that an enterprising individual can see plenty of income earning opportunities in the market.  One enterprising company has done just that.  A former hotel in south Fort Myers has been turned into a retirement home for the elderly.

The company, Shell Point Retirement Community, has taken the bold step of entering a business venture in an assisted living facility for the elderly. They have spent approximately 2 million dollars in renovations to the former Country Inn and Suites.  They renamed the facility “The Springs” which opened last April.

Ms. Lynn Schneider, the assistant VP for marketing and communications of the company, has indicated that converting the home from the previous hotel have become quite beneficial to the elderly living in the home.

The hotel was built near the entrance of south Fort Myers.  Initially it was a busy place however during the recession, the much publicized BP oil spill and the different hurricanes had adversely affected the business of the hotel. In 2010, the company had decided to switch gears and build a home for the elderly where the previous hotel once stood. It has become a blessing in disguise for the company as its two other homes are already full. With the step taken by Shell Point Retirement community, the company has created a more diversified product to offer the market.

Mr. Gary Tasman, one of the experienced realtors in southwest Florida had received information that the hotel was having difficulties when it was still in operation.  The hotel was previously managed by the Boykin Management Co. and had employed 15 workers when it was operational. When it was converted into an elderly home, some of the original employees of the hotel were absorbed by the Shell Point Retirement Community Company.

The change from being a hotel to a facility for seniors has undergone smooth sailing since it first started operations. The Springs offers a different kind of service where there are no age limits and the home is open to everyone.  It also offers monthly leasing to tenants, short term care when caregivers are not able to provide firsthand help to its patients.

Residents of the home are assured that whatever benefits that Shell Point provides its residents would also be the same caliber of services that are provided to those living in the Springs which would extend to medical and recreational services to residents.
